A wonderful countryside retreat perfect for a family holiday, short break weekend with friends, horse lovers and to host the most memorable celebrations. Surrounded by nature, animals and many places nearby to explore.

The farmhouse features include outdoor heated pool, outdoor hot tub, games room, wonderful lake view, barbecue, access through booking for the horse cross country course. Inside the farmhouse, it’s cosy and warm, great for a Netflix session, fireplace and wine.

The Space:

The farm is located 21 miles from the city of London, 10 minutes driving from Epping station (Central Line).

It’s a great escape from the city, by tube, guests will take only 45 minutes from Central London to the farm, where you will find peace, nature, animals and lots of nearby attractions to explore. At the farm, you can relax and enjoy our facilities at your own privacy and enjoyment.

The farmhouse is on a horse cross country course, if you are a horse lover, you can bring your own horse and book a session to ride on the course, the season starts in May and goes till September, text for more details.

The farmhouse is the perfect scenery for families with kids experiencing the farm and activities out, couples in love, short breaks with friends, horse lovers and to host small celebrations.

Sleeping Arrangements:

Master En-suite Bedroom 1 (England En-suite):

A spacious en-suite bedroom with its own full bathroom (toilet, sink, shower) for its private use; king-size bed, chair, curtains, windows facing the garden and lake, a beautiful view to wake up with.

Bedroom 2 (Black):

It features a king-size bed, 2 nightstands, dressing table and stool, 4 drawer chest, curtains.

Bedroom 3 (White and Pink):

It features a double size bed, nightstands, 3 drawer chest, curtains.

Bedrooms 2 and 3 will share the family bathroom between them.

Bedroom 4 (Playroom En--suite):

En-suite bedroom with its own full bathroom (toilet, sink, shower) for its private use, double bed, curtains, windows facing the stables.

The living room can accommodate two guests on the sofa bed (King size sofa bed).

The playroom has games such as table tennis, air hockey table, playing cards, bingo, domino... for adults and kids' interaction.

Infants are welcome, but unfortunately, the farm does not have amenity facilities for infants, such as cribs…

Guest Access:

All areas within the farmhouse.

To access the cross country course, only through booking a session or by having permission, as we need to indicate the best time to walk around.

Other things to note:

We will need access to the paddock and stables, which is located in front and back of the house.

Weak wifi in some areas.

Pool is heated but it's not hot like the hot tub, expect it to break the ice, max temperature depending on the weather is 29 degrees.

We have 3 indoor fireplace for your use, however, we do not provide the logs.

The flamingos showing in the pictures are not provided, we have them for hire, if requested by the guest to set up and arrange the inflatables for their stay, each inflatable will cost £30 per stay, the inflatables provided by us will be new and if it gets damaged in any way, we will be charging £30 per each damaged pool inflatable from the damage deposit.

We require the ID for the main guest and guests collecting the keys at the check-in time, upon arrival the ID's will be scanned for security reasons, but it's not kept with us, after checkout we delete it and under no circumstances it's shared with a third party. Without physically showing the ID's, the key will not be released.

We have a smart TV with Netflix and many other apps. Amazon fire tv is also available.

Reservation policy / House Rules:

Up to 10 guests.

No visitors while your stay. If extra guests visit the property while your stay we will be entitled to charge £200 per each guest, for breaching the T&C's you may be asked to leave the property and may lose the deposit.

We require the ID's for the main guest, guest authorising the damage deposit if different from the main guest who made the booking and guests collecting the keys at the check-in time, upon arrival the ID's will be scanned for security reasons, but it's not kept with us, after checkout we delete it and under no circumstances it's shared with a third party. Without physically showing the ID's, the key will not be released.

Strictly no parties or events (if caught breaking this rule, we will ask the group to leave the property and no refund will be made plus a further capture of the deposit will be applied for breaching of the T&C's.

No amplified music.

No Dj's, live bands are accepted.

Strictly no fireworks allowed.

It's not allowed to move furniture around, except from chairs.

If blue tags are placed in the walls and damage the painting we may charge extra to fix.

It's not allowed to turn the AGA off or level it up withouth our instructionor permission, if it is turned off, an engineer will need to be called in order to switch it on again, and if you level the temperature up all at once, air can come inside the pipes, only an engineer will be able to switch it on again, the call out will be deducted from the damage deposit.

Quiet hours between 10pm to 7am

No smoking inside the farmhouse. If smoking inside the farmhouse is detected, we will be entitled to charge a disciplinary fee up to £600 or to charge the whole deposit for breaching of the T&C's.

Pets are allowed (1 small pet), please notify us if you are intented to bring a pet.

For your own safety and to avoid damage the hot tub, you must not use glassware in or around the hot tub, don’t smoke near it and avoid glass bottles, rings and earrings near or inside it, use plastic or acrylic glasses instead, please.

The flamingos showing in the pictures are not provided, however if you request some inflatables upon booking, we can arrange it for you, the inflatables provided by us will be new and if it get damaged in any way, we will be charging £30 per each damaged pool inflatable.

The cross country course is only for horse riders, to walk in the cross country course only by booking or having permission, as we need to indicate the best time to walk, due to the horse riders. (Strictly no glass/bottles policy in the course).

Separate the rubbish as indicated upon check-in time (3 categories: recycle, bottles and general waste) otherwise the cleaning company requires an extra fee of £150 to separate it, which it will be claimed from the deposit.

No smoke, drinks, food and shoes upstairs where has carpet. If the carpet get stained or even though you try to clean the carpet, we will be entitled to charge a professional cleaning fee or charge the whole deposit for breaching of the T&C's.

Please Note: Any breach of the reservation policy, house rules or discrepancy of our T&C's will be claimed against the deposit.

Additional Rules Info:

Pets are welcome to come and enjoy the farm with their owners, however inside the farmhouse we kindly ask the pet to access only downstairs, not upstairs in the bedrooms if possible, please; otherwise make sure that the pet is clean before accessing the carpet.

Parties are not allowed, if we find out that a party was organised prior to arrival, you will lose the right to stay and the booking payment, after check-in if we find out that a party is happening, the entire group will be asked to leave the property, no payment will be refunded and you will lose the deposit.
